How does ARVENS handle delegated buyers?
A buyer represented by a lawyer or another broker receives a single nominal link. If multiple individuals access the same link, the audit reflects that (multiple IPs, multiple cities). It's deliberate: the trace must reflect reality, not just the initial signature.
Can I co-broker a property and trace the partner's own sharing?
Not in the current version. Each ARVENS agent manages their own scope. For a co-brokerage, each broker creates their own files — you see your flow, your partner sees theirs, and the principal receives two complementary PDF reports.
Is the audit admissible against the buyer in a dispute?
Yes. The PDF report is server-timestamped, HMAC SHA-256 signed, and preserves IP, approximate city, user-agent. Under French law, this kind of digital evidence is admissible (article 1366 of the Civil Code on electronic evidence). For international jurisdictions, the format complies with eIDAS and UNCITRAL standards.
